By purchasing a membership, you agree to these terms.

MEMBERSHIP START AND ONBOARDING

Your membership begins immediately after successful payment. Onboarding is the first stage of the membership and helps us understand your properties, priorities and requirements.

Certain support may depend on you completing the requested onboarding information. Failure to provide accurate or sufficient information may delay our ability to provide support.

MEMBERSHIP LEVELS

The benefits available depend on the membership level selected: Essential, Professional or Elite.

The current benefits and prices are displayed on the membership page and checkout. You are responsible for ensuring that your selected level is suitable for your requirements.

You may request a change of membership level. Any change and its effect on future billing will be confirmed before it takes effect.

WHAT THE MEMBERSHIP FEE COVERS

The monthly membership fee covers access to the benefits and level of TPM support included in your selected membership.

Unless expressly stated otherwise, the membership fee does not include:

• Property works or materials
• Contractor or professional charges
• Sourcing fees
• Cleaning, removals, inventories, EPCs or other property services
• Third-party costs
• Services supplied outside your stated membership benefits

These items will be quoted and charged separately where applicable.

CONTRACTOR COORDINATION

Where included in your membership, TPM Group may act as a point of contact for works instructed through us and may assist with quotations, scheduling, property access and communication.

Contractors and property professionals may be independent third parties. Their own quotations, terms and responsibilities may apply. TPM Group will exercise reasonable care when coordinating services but does not guarantee a contractor’s availability or that every requested job can be accepted.

MONTHLY PAYMENTS

Membership fees are charged monthly in advance through Stripe or another stated payment provider.

Your membership renews automatically each month until cancelled. You authorise us and our payment provider to collect the recurring membership fee using your selected payment method.

If payment fails, we may retry collection, contact you and suspend membership access until payment is received.

CANCELLING YOUR MEMBERSHIP

You may cancel:

• Through the membership portal; or
• By emailing [email protected]

To prevent the next recurring payment, submit your cancellation before your next billing date.

After cancellation, membership benefits ordinarily continue until the end of the period already paid for. Payments already made are non-refundable except where required by law, including applicable consumer cancellation rights.

CONSUMER CANCELLATION RIGHTS

If you purchase as a consumer, you may have a legal right to cancel the membership within 14 days from the day after the contract is entered into, without giving a reason.

To exercise this right, email [email protected] with a clear statement that you wish to cancel.

If you expressly request that membership services begin during the 14-day cancellation period and then cancel during that period, we may deduct a proportionate amount for services supplied up to the time you informed us of your cancellation, where permitted by law.

Nothing in these terms limits your statutory consumer rights.

BUSINESS CUSTOMERS

If you purchase primarily for business purposes, consumer cancellation rights may not apply. Business customers retain the contractual right to cancel future monthly renewals as described in section 7.

MEMBER RESPONSIBILITIES

You agree to:

• Provide accurate and current information
• Give lawful and reasonable instructions
• Provide safe and authorised property access where necessary
• Review and approve separate quotations before work begins
• Pay separately agreed contractor and service charges
• Treat TPM staff and third-party professionals respectfully
• Keep portal access details secure

AVAILABILITY AND RESPONSE TIMES

We aim to provide reliable and timely support, but response times may vary according to urgency, availability and the nature of the request.

Priority support does not guarantee immediate attendance, contractor availability, a particular quotation or a specific outcome.

SOURCING AND INVESTMENT OPPORTUNITIES

Any property, investment or off-market opportunity introduced through the membership is subject to availability, due diligence and separate terms.

Information provided is not legal, tax, financial, mortgage or investment advice. You should obtain independent professional advice before making a commitment.

LIABILITY

Nothing in these terms excludes or limits liability where doing so would be unlawful, including liability for fraud, fraudulent misrepresentation, or death or personal injury caused by negligence.

Subject to applicable law, TPM Group is not responsible for losses caused by information or circumstances outside our reasonable control, unauthorised instructions, inaccurate information supplied by a member, or the independent acts or omissions of third-party contractors.

SUSPENSION OR TERMINATION

We may suspend or terminate membership for unpaid fees, unlawful or abusive conduct, misuse of the service, serious breach of these terms or conduct that places people, property or the business at risk.

Where reasonably possible, we will explain the reason and provide an opportunity to resolve the issue.

CHANGES TO MEMBERSHIP OR TERMS

We may update membership benefits, prices or these terms. We will provide reasonable notice of material changes affecting an existing membership.

Any price change will apply from a future billing date stated in the notice. You may cancel before that date if you do not wish to continue.

COMPLAINTS

Please send complaints to [email protected]. We will aim to acknowledge and investigate complaints within a reasonable time.

GENERAL

If any part of these terms is found unenforceable, the remaining provisions will continue.

A delay in enforcing a right does not waive that right.

These terms are governed by the laws of England and Wales. Consumers retain any mandatory rights regarding the courts available to them.
